What Is Data Center Site Intelligence?
Data center site intelligence is the practice of finding, screening and verifying land against everything a data center needs, from power, natural gas, water and fiber to ground conditions and entitlement, and documenting why each site advances, needs verification or is ruled out. It sits between raw map data and engineering studies: broader than any single study, and more rigorous than a listing.
What it covers
Every constraint, checked against the others.
A site fails on whichever constraint it misses. Site intelligence looks at all of them together, against the load and timeline the project actually needs.
Power path & utility timing
Transmission and substation proximity, what is known about headroom, the likely connection path and when the utility could serve the load.
Gas, water & fiber
Pipelines for on-site generation, water for cooling and discharge, and long-haul and metro fiber routes.
Ground conditions
Floodplain, wetlands, slope and soils, and how much of the deed acreage is actually buildable.
Entitlement & access
Zoning, the path to rezone, local posture, road access, easements and height limits.
Scale & shape
Acreage, parcel shape and room to phase, measured against the target load.
Then: what the maps can’t show.
Capacity, utility timing, access and conditions on the ground are verified for the sites that pass.
How it differs
Not a listing, not a single study, not just a map.
| Site intelligence | Brokerage | Engineering study | Map data platform | |
|---|---|---|---|---|
| The question it answers | Which sites can work for this load and timeline, and why? | What is available, and what will it trade for? | Does this specific system work on this site? | Where are the lines, pipes and constraints? |
| Scope | Many sites, from a national search to one parcel | Listings and off-market land in a market | One site, one discipline | Any area the data covers |
| What it does | Every constraint together, then verification of the survivors | Representing a buyer or seller in a transaction | Deep analysis of a single question, often stamped | Layers of mapped features |
| What you get | Ranked sites, sourced findings, open verification items | Listings, tours, negotiation and closing | A technical report, such as a geotechnical or interconnection study | Maps and data, without capacity, timing or suitability |
They work together. Site intelligence narrows the field and names the open questions; brokers, engineers, utilities and attorneys then do their part on the sites worth it. More in consultant vs. broker vs. engineer.
How it works
Screen, verify, assemble, position.
01
Screen
Apply infrastructure and ground constraints to identify candidates.
02
Verify
Investigate the capacity, timing, access and site conditions that maps alone cannot establish.
03
Assemble
Identify adjoining parcels where the engagement requires a combined site.
04
Position
Document the reasoning and findings in the agreed format.
Questions
- Is site intelligence the same as site selection?
- It is the evidence side of site selection. Site selection is the decision; site intelligence is the screening, verification and documentation that tell you which sites deserve it, and why.
- Does site intelligence replace engineering studies?
- No. It tells you which sites are worth those studies and which questions they need to answer. Interconnection, geotechnical, environmental and other professional work still has to be done on the sites that advance.
- Does a transmission line on the map mean a site has power?
- No. Mapped infrastructure shows where lines and substations are, not whether they have capacity for a new load or when the utility could connect it. That is exactly what verification is for.
- What do you need to start?
- Either the requirements (target load in MW, phasing, energization date and regions) or the land: a parcel number with county and state, an address, a map link or a list of parcels.
