How are data center land option fees structured?
Commonly as an annual or upfront payment for the right to buy the land within a set term, with paid extensions. Whether fees are refundable or credited toward the price is negotiated.
Should option fees be credited toward the price?
It is a negotiating point. Crediting lowers the buyer's total cost; not crediting compensates the owner for taking the land off the market. This calculator shows both.
Why do extension fees often step up?
Extensions keep the land tied up longer, so owners often ask for more per year to grant them.
