Rezoning
Rezoning is a legislative change to the zoning district that applies to a property, usually requiring public hearings before a planning commission and a vote by the governing body. Data center sites often need rezoning from agricultural or residential districts to an industrial or special district. It is discretionary, can draw public opposition and may carry conditions such as setbacks, noise limits or screening.
