For landowners & portfolio owners
Understand your land’s data center potential.
You know the land. We check the infrastructure and site conditions. Start with a parcel number, address or map link, and tell us whether you want to sell, lease, partner or explore.
See how we handle what you send in our Privacy Policy.
01
You do not need the utility map.
You do not need to know the nearby line voltage, substation capacity or fiber route. Start with the land’s location. We evaluate the infrastructure and site constraints relevant to a data center.
What we look at. How far each can be confirmed depends on the information available.
Power and substation path
Gas, water and fiber
Floodplain, wetlands, slope and soils
Zoning, access and other site constraints
02
Acreage is only the starting point.
Enough room for buildings does not establish a feasible data center site. Buildable area, infrastructure, access and timing all affect what the land could support.
Being near a power line is not the same as having available power.
03
Start with the location and your goal.
A parcel number with county and state, an address or a map link is enough to begin the conversation. Include approximate acreage, whether you have one parcel or several, and what you hope to do.
What to send
- County and state.
- APN, address or map link.
- Approximate acreage.
- Number of parcels.
- Sell, lease, partner, develop or explore.
Watch · For landowners
Near a power line isn’t the same as data center land.
Why most land pitched as data center land isn’t, and how to find out what a buyer would find on yours before you sign anything.
How the work runs
Screen, verify, assemble, position.
01
Screen
Apply infrastructure and ground constraints to identify candidates.
02
Verify
Investigate the capacity, timing, access and site conditions that maps alone cannot establish.
03
Assemble
Identify adjoining parcels where the engagement requires a combined site.
04
Position
Document the reasoning and findings in the agreed format.
Questions
- Do I need to know the utility details?
- No. Start with the parcel location and what you know about the land. Utility and infrastructure questions are part of the evaluation.
- My land is next to transmission. Is that enough?
- No. Capacity, a connection path, site conditions and timing still need to be evaluated.
- Can I explore selling, leasing or partnering?
- Include your preferred goal, or say that you are not sure yet. That gives context for the review without committing you to a transaction.
