Powered land is a site where substantial electric capacity is already available or contractually committed, with a clear path to energization, rather than land that merely sits near power lines. True powered land has a utility commitment, defined MW, a timeline and a substation plan. It typically commands a premium because power is usually the longest lead item for a data center.
