Phase I ESA (environmental site assessment)
A Phase I environmental site assessment is a non-invasive review of a property’s current and past uses to identify recognized environmental conditions, performed to the ASTM E1527-21 standard. It includes records research, a site visit and interviews. A compliant Phase I supports landowner liability protections under federal law, and its findings decide whether sampling in a Phase II is warranted.
